BUILDING I IN VLNĚNA

In the conceptual design of Vlněna complex, Building I serves as a key junction. The first phase of the redevelopment focused on extending Přízová Street and connecting the site to Ponávka and Mlýnská Street. Now, Building I firmly links Vlněna to Dornych, standing out due to its strategic placement, height, and mass. It also serves as the meeting point for the second and third phases of the Vlněna project.

At street level, Building I is designed to be inviting—not only as an entrance to Vlněna but also with a commercial ground floor extending towards Dornych, which is set to become a green boulevard. Within the complex, new buildings form courtyards that retain an urban character. However, in the third phase, a quieter courtyard is emerging, featuring more greenery, shade, and water elements. The area also includes an open gallery, gradually enriched with works of art.

INTERIOR

The ground and first floors of Building I feature a wooden outer shell, creating a warm and inviting atmosphere in the entrance areas. As you step inside, the entrance hall opens with striking figures of dancers, symbolizing the delicate balance of modern life. A unique pierrot motif is showcased through relief concrete tiles, forming a distinctive interior cladding enhanced by gallery-style lighting with adjustable colors.

A standout feature of the space is the grand concrete staircase, framed by additional relief walls adorned with pierrot figures. This staircase leads to a tranquil garden on the first floor, seamlessly integrating nature with the building’s design.

The figure of the Pierrot functions as a mirror of life – every day balancing on the edge, with a subtle gesture pointing to the shifting boundary between good and evil, joy and sorrow, love and hatred. The Pierrot can be everything; his character offers an inexhaustible range of expressions.

High-quality materials further elevate the space, including Italian Grigio Carnico marble, which visually connects the entrance hall to the elevator lobbies on all floors. The marble flooring is enhanced by a thoughtfully designed wayfinding system, blending hand-painted details with a functional graphic layout. The elevator portals feature finely crafted stone lining, while the ground floor ceiling mirrors the structured grid pattern of the exterior. The elevator halls are softly illuminated by delicate glass objects of wall lamps.

TECHNOLOGY

Building I is one of the most technologically advanced office buildings in Europe, aiming for top sustainability and efficiency certifications, including BREEAM Outstanding and WiredScore Platinum. It has received the prestigious WELL Platinum certification, showing the commitment to well-being of its tenants. Its smart office concept features intelligent lighting that automatically adjusts based on occupancy. The air conditioning system goes beyond temperature control, incorporating air quality monitoring, intelligent heating and cooling, heat recovery, and humidity regulation. Innovative solutions were also applied to water management—for instance, grey water is reused for flushing toilets. Additionally, all operational systems continuously monitor energy consumption and set parameters, adjusting automatically or allowing manual control from a central hub. In a groundbreaking addition, Building I is the first in Brno to feature a drone landing pad, paving the way for future mail and parcel deliveries.

CANTILEVER

An eye-catching feature of the exterior is a cantilevered structure with a suspended ceiling, designed to resemble stainless steel sheet metal. Graphics applied to its surface create striking reflective effects. This structure also serves a functional purpose, illuminating the parterre and the first-floor garden with a soft, warm glow. The light interacts with a unique graphic representation—a visualization of the farthest known point of the universe, adding depth and intrigue to the design. But even this knowledge changes every day, inevitably confronting the infinity of the cosmos. Together with the dancing Pierrots, it brings a message about the importance of every lived day, with faith in the future.
