VLNĚNA – Phase 3
The third phase of development of the Vlněna campus builds on the already completed office complex and expands the area of a former brownfield site with new residential functions and leisure amenities. This stage introduces three buildings designated as K, X, and Y. Building K serves as a standalone office building, while the interconnected buildings X and Y combine residential and mixed‑use functions. Their shared podium will host a wellness centre, retail units, and a café—new services that naturally complement the existing structure of Vlněna and support the continued growth of the district.
Under Construction
Building K, with its rounded, transparent ground floor, echoes the architectural language of Building I, the landmark of the entire complex. Buildings X and Y rise from a shared three‑storey podium that forms a key urban element. The facing façades of Buildings K and X define the main axis of the new park and create both physical and visual connections between the inner courtyard and the greenery along the river.
The residential component is dominated by studio apartments designed for individuals and young professionals who will appreciate the proximity of workplaces and everyday services. More than 60 additional apartments are intended for couples and families of all sizes, benefiting from the adjacent green spaces and amenities.
Phase Three maintains a high standard of both interior and exterior spaces. Residents and office tenants will gain access to additional services, including a wellness centre with a pool and a spacious park featuring water elements and art installations. The newly created public space will improve permeability between Dornych and Mlýnská streets and contribute to the development of the Trnitá district. The project aims to create a harmonious urban environment with high‑quality public spaces that support life in this dynamically evolving neighbourhood.
